I'm Nick. On a VRV system the design decides how well it runs for the next twenty years, so I work that out myself before anything gets ordered, then install it and look after it from there. Your building doesn't need to be a tower to be worth doing properly.

The Basics

What a commercial VRV system does

One or two outdoor units sit on the roof or in a plant area. From there, refrigerant pipe runs through the building to a set of indoor units, and the system varies how much refrigerant each one gets, second by second, based on what that space is actually asking for. The consult room with the afternoon sun gets more. The empty meeting room gets almost nothing.

That's the difference from anything else I install. A ducted system decides for the whole tenancy and splits it up with dampers. VRV decides for each room separately, and it does it by changing what the outdoor unit is doing rather than by throttling air. The better models go a step further and move heat from a room that's too warm into one that's too cold, so both get sorted at once.

You'll also see it called VRF. Same technology, different badge: VRV is Daikin's trademarked name for it and VRF is what everyone else calls it, Mitsubishi Electric included. I fit both.

VRV isn't only for high-rise

Read around on this subject and you'd think VRV starts at hospitals and shopping centres. Every page you'll find lists towers, universities and resorts, which leaves a lot of Gold Coast business owners assuming the system isn't for them, or that asking about it invites a quote with an extra zero on it.

The buildings I do this work in are smaller than that, and they're the ones where VRV earns its money fastest:

Office and suite floors

Eight to twenty rooms, every one on a different schedule, and a shared reception nobody agrees about. VRV is the only system that lets each occupant have their own setting without a separate unit hanging off every wall.

Medical, dental and allied health

Consult rooms need their own control, treatment rooms have equipment throwing off heat, and a waiting room full of people is a different load by the hour. It also runs quietly enough that a conversation stays in the room it started in.

Retail, hospitality and mixed-use

A shopfront wanting cooling while the back office wants heating, or a ground-floor cafe under two levels of offices. Heat recovery handles that from one plant deck instead of a wall of condensers on the side of the building.

Where I draw the line is honest and worth saying out loud. I take on single buildings, suite floors and small mixed-use sites. Base-build work on a tower needs a contractor with several crews and a project office behind them, and I'll say so on the first phone call.

What you actually get out of it

The brochures will give you twenty features. In a working building, five of them are the reason anyone spends the money.

Every room on its own setting

Not four zones and an argument. Each indoor unit runs to its own controller, which is the whole reason tenants stop ringing you about the temperature.

Heating & cooling at the same time

With a heat recovery system, the warmth pulled out of a west-facing room in the afternoon goes into a cold one on the south side. You're paying to move heat around rather than make it twice.

Costs less to run than you'd think

The compressors ramp up and down with demand instead of cycling flat out. Half a building running lightly costs far less than the same building on a system that only knows on and off.

Almost nothing on the roof

Two outdoor units instead of fourteen. That matters when roof space is limited, when the body corporate has opinions, or when the neighbours can see your building from theirs.

Room to grow

Take on the tenancy next door or fit out the empty suite and you add indoor units to what's already there, as long as the outdoor capacity was planned for it. That last part is a design decision, and it's the one people wish they'd made.

THE PART THAT DECIDES EVERYTHING

The design is the job

On a wall unit or a cassette, a rough design costs you a bit of efficiency and you'd never notice. On VRV it's different, because almost every decision that matters gets made before a tool comes out of the van, and most of them can't be undone afterwards.

Pipe sizing sets whether the far end of the building performs as well as the near end. Where the branch fittings go decides whether oil comes back to the compressor properly on a long vertical run. Indoor unit selection has to be worked out against what each room actually does at three in the afternoon in February, not against floor area on a plan. And the capacity you allow for at the outdoor unit is what determines whether you can add to the system in five years or start again.

Get that wrong and you don't get a fault you can call someone about. You get a system that quietly underperforms for twenty years while everybody blames the building.

So I do the design myself. I measure the rooms, work out the loads, size the pipework and lay out the system before I put a price on it, and I'm the one holding that drawing when I'm installing it. If something on site doesn't match what I planned for, I'm not ringing an office to ask what to do. I already know why the pipe was sized the way it was, because I sized it.

That's not how most VRV work happens on the Gold Coast. Usually a salesperson takes the enquiry, a supplier's engineer produces the layout, a crew installs it, and a different technician again turns up two years later to work out why the corner office never gets cold. Four people, and nobody who can answer that question.

STAYING OPEN

Fitted around how you trade

Most of a VRV install is pipe runs through ceilings and risers, which is the part that gets in your way. So it happens outside your hours.

We agree the running order before I start: which floor or which rooms are affected on which days, and when each one comes back to you. Tenants and staff get told what's happening before it happens rather than finding a drop sheet outside their door.

Commissioning is the exception. Balancing a VRV system means running it properly with the power on, and that's a working day I'll name for you when I quote. If your existing system dies while all this is going on, after-hours call-outs are available at a higher fee, and I'll tell you the number over the phone before I leave.

THE HONEST VERSION

When VRV is the wrong call

Plenty of buildings get quoted for VRV when something simpler would do the same job for a fraction of the money.

Under about six or eight rooms, look at cassettes first

A handful of separate systems often costs less to buy, less to fix, and one fault takes out one room instead of the floor.

A few rooms off one outdoor unit is a multi-head

Same idea as VRV at a smaller scale, and a lot cheaper to get into.

One open floor with a similar load throughout wants ducted

If the whole tenancy is doing the same thing at the same time, you're paying for control you'll never use.

No plant space and no way to run pipe means no VRV

Some older shopfronts and heritage buildings simply can't take it, if that’s the case then I will let you know during my site visit.

I'd rather talk you out of a system than sell you one you resent. People who spent more than they needed to don't recommend you to anyone, and recommendations are how this business stays busy.

This is the fair question about VRV: a lot of the building runs off one outdoor unit, so what happens when it faults? The honest answer is that it matters more than usual who turns up. Someone who knows the system, has the design in the ute and can diagnose it properly is worth a great deal more than a fast response from a technician seeing your site for the first time.

Quality & Reliability

The brands I install

Daikin VRV is the original and still the safest choice for most buildings. Deep range of indoor units, strong heat recovery, and parts you can actually get hold of in Brisbane. Mitsubishi Electric City Multi is its equal and sometimes the better answer, particularly where indoor units have to fit into awkward ceiling space.

Other manufacturers build VRF and some of it is good, but this is one system where I'd think twice about saving money on the box, because a compressor you can't get a part for in January is an expensive saving. Tell me how the building gets used and where your budget sits, and I'll show you exactly where the difference between them lands.

How I'll handle your install

Six steps, and the order they come in matters. Most of what decides how your system performs happens at step two, before you've spent anything.

Free site visit

I walk the building, measure up, look at plant space, power and pipe routes, and ask how each room gets used through the day. Bring plans if you have them, though I don't need them.

I design the system

Loads room by room, indoor unit selection, pipe sizing and layout, and enough spare capacity to cover what you might add later. This happens before you see a price.

A fixed written quote

One number covering equipment, materials and labour, with the design behind it explained in plain English. Where there's a cheaper option that would still do the job, I'll price that as well.

Ordering and scheduling

A deposit holds the job and the order goes in. Once the supplier confirms, we set the running order and lock in the out-of-hours blocks.

Install and commission

Pipework goes in, gets pressure tested and charged properly, then the system runs under load while I balance it and set up the controllers around your hours.

Handover & aftercare

I'll show whoever manages the building how to drive it, then come back for a complimentary service at around six months. After that we set a schedule that suits the run hours, and a reminder arrives before each one is due.

Servicing your VRV system

VRV needs looking after more than anything else I install, because a small problem in one part of the system pulls down the performance of the whole thing. Quarterly or six-monthly, depending on the building, with reminders handled at my end so it isn't sitting on your to-do list.

Weighing something up? Give me a call. Plenty of these conversations don't turn into jobs and you'll get the same straight answer either way.

More buildings qualify than people think. Once you're past six or eight rooms that want their own settings, or you've got two levels, or you've run out of sensible places to put outdoor units, VRV starts making sense. Below that a few cassettes usually win. I'll tell you which side of the line you're on at the site visit.

Sometimes, and I'll say so. If your tenancy is one open floor doing the same thing all day, ducted does that job for less. If it's a handful of separate rooms, cassettes or a multi-head will too. VRV earns its place when lots of spaces want different things at the same time.

It's the fair question and nobody in this trade likes answering it. A fault at the outdoor unit affects everything connected to it, which is why the diagnosis matters more than the response time. You want someone who knows the system, not someone fast who's never seen it. Where a building genuinely can't tolerate that risk, I'll design it across two outdoor units so a fault takes out half rather than all of it, and I'll tell you what that costs before you decide.

Four things move the number: how many indoor units you need, how long and awkward the pipe run is, whether you want heat recovery, and how hard the plant is to get into position. It's a bigger spend than ducted or cassettes for the same floor area, and it should be, because you're buying control you can't get any other way. Once the design is done you'll have a fixed written quote in front of you rather than a range.

Nothing technical. VRV is Daikin's trademarked name, VRF is the industry term everyone else uses. I install both and I'll recommend whichever suits your building.

Heat recovery systems can, yes. It's the feature people are usually surprised by, and it's genuinely useful in a building with a sunny side and a shaded one. Whether it's worth the extra depends on your layout, and I'll show you the numbers rather than just recommending the dearer option.

Nearly always. The disruptive work happens after you've shut for the day, at no loading on the price, and areas come back to you as they're finished. Commissioning needs a day with the system running, which I'll name when I quote.

Yes, any brand, whoever put it in. Buildings often end up with a VRV system and no relationship with the company that installed it. I'll come and look at it, tell you what state it's actually in, and take it on from there.
